The Dominican Republic is a sovereign state located in the island of Hispaniola, in the Greater Antilles archipelago of the Caribbean region. It occupies the eastern five-eighths of the island, which shares with the nation of Haiti. It is the second-largest Caribbean nation by area (after Cuba) and third by population with approximately 10 million people. The Dominican Republic is known for its beautiful beaches, resorts and golfing. Its terrain is comprised of rainforests, savannahs and highlands, including Pico Duarte, the Caribbean’s tallest mountain.

- Official Currency: (DOP or RD) Dominican Peso
- An assignee will need a Dominican ID or Cedula and social security number in order to drive legally, a driver’s license must be obtained within 90 days of arriving in Dominican Republic; the “cedula” is required to begin this process.
- Opening a bank account may require several pieces ofinformation. Using the bank the transferring corporation manages their corporate banking with, may facilitate this process.
- Public schools are not recommended in Dominican Republic and most assignees choose private schools, however there are limitations in the availability in the private schools.
- The standard lease term is 12 months.
- All leases and addendums must be notarized. Additional fees will apply.
- Rents can be in USD or Dominican pesos (DOP). Manylandlords will have one account for USD and another for DOP.
- All landlords require a guarantor. If the transferring corporation doesn’t serve as the guarantor, the landlord may request up toa full year of rent in advance.
- If the corporation is unable to guarantee the lease, thelandlord may ask for an employment letter to be provided. It is up to the landlord to accept this letter in lieu of a guarantor.
- In most cases, the assignee signs the lease and the company serves as guarantor.
- The security deposit is usually one month’s rent.
- The landlord pays the rental commission and it is usually one month’s rent.
- Most landlords will accept the diplomatic clause.
- Addresses aren’t used as often as they are used in othercountries. Many times, people will refer to the location of aproperty by the name of the building it is in.
- Utilities must be opened and closed in person.
- Electricity is a big issue in Dominican Republic. Most buildings have generators because the electricity goes out often. Maintenance fees generally are high to cover this cost.
- Most of the properties that will be shown are in apartment buildings or “PH” (Propiedad Horizontal.)
- The areas where affordable, desirable rentals are most likely to be located within Santo Domingo are Arroyo Hondo, Los Rios, Los Prados, Las Praderas, Urb. Fernandez, Julieta Morales, Quiqueya, El Millon, Mirador Norte, La Julia, Ciudad Universitaria, Gazcue, Miramar, Costa Azul.
