  • For an assignee to obtain the Peruvian ID or “Carnet de Extranjeria,” they need to have their work visa or temporary resident visa already issued. They also need to bring their passport with the visa stamped, employment letter, a letter from the employer (different then the offer letter), and immigration documents from their immigration attorney. It can take up to three months to have the ID issued.

 

  • In order to legally drive in Peru, a Peruvian driver’s license or international license is required. In order to avoid potential issues with the police, it’s best to obtain the Peruvian license. The local license can be obtained once the work visa is issued.

 

  • Opening a bank account may require several pieces of information but most importantly the local ID or “Carnet de Extranjeria”. Using the bank the transferring corporation manages their corporate banking with, may facilitate this process.

 

  • Public schools are not recommended in Peru and most assignees chose private schools, however there are limitations in the availability in the private schools.

 

  • The standard lease term is 12 months, renewed automatically, unless prior written notice is provided.

 

  • Typically, the assignee signs the lease and the company serves as guarantor. Having the company as guarantor is extremely helpful to find properties in Peru. This is not mandatory however and some landlord’s will accept an Employment Letter in lieu of the company guarantor.

 

  • The deposit is usually 2-month’s rent and is due at the time the lease is signed along with the first month’s rent.

 

  • The landlord pays the rental commission and it is usually 1- month’s rent.

 

  • Some landlords will accept the diplomatic clause but there may be a penalty involved. Recently many landlords have not accepted this unless the person is a diplomat or if the company is signing the lease as tenant.

 

  • Typically, leases are negotiated and paid in USD and the administration/maintenance is paid in Peruvian Soles.

 

  • Administration/Monthly maintenance fees will apply in all gated communities or buildings.

 

  • In order to connect utilities, the Peruvian ID must already be issued.

 

  • The areas where affordable, desirable rentals are most likely to be located Lima are, San Isidro, Miraflores, Surco and La Molina.
